Why Vero Beach
Vero Beach is the county seat of Indian River County, with neighborhoods on the mainland and on the barrier island across the lagoon. The city itself is small: many homes with a Vero Beach address are actually in unincorporated Indian River County, in areas like Vero Beach South, Florida Ridge and Gifford. We build in both.
City figures: U.S. Census Bureau, Vintage 2025 population estimate (July 2025) and 2020 land area. Past trends don't guarantee future results, and this isn't investment advice.
Home builders vs. construction management
In Vero Beach, most new homes are sold in planned or club communities, where the floor plan, the finishes and the price come as a package. A custom builder can put a home on your own lot, but the builder's margin still sits inside every material and trade. With construction management, you build on your own lot and the project stays yours: we plan, hire and supervise vetted subcontractors for you, at real cost.
What about savings? We estimate that building at cost can save around 20–30% versus a builder price, even after our fee. It's a range, not a promise: the market and the finishes you choose set the final number. Our fixed fee is the one number you'll know from your first call.
Building in Vero Beach
In Vero Beach, a lot inside city limits, a lot in Florida Ridge and a lot on the barrier island follow different rules. Once your contract is signed, we review your lot from the construction side and sort out who approves what, so your schedule and your budget start from real information. Every home is built to the Florida Building Code, with block walls and a roof designed for hurricane winds.
A Vero Beach mailing address doesn't always mean the City of Vero Beach: Vero Beach South, Florida Ridge and Gifford are unincorporated Indian River County. We confirm where your lot really sits, because that decides which zoning rules, reviews and fees apply.
From a narrow lot in an older city neighborhood to a larger lot in the county, we confirm zoning, setbacks, easements and the footprint for a single-story home, and adapt the plan to your lot before it goes to permit.
Near the Indian River Lagoon, the canals and on the barrier island, lots can sit in a flood zone, and the county reviews permits with the newer FEMA flood maps. We check your zone, the floor elevation it requires and the drainage the permit asks for, because they shape the foundation and the fill.
Depending on the street, water and sewer come from the City of Vero Beach utility, which also serves some areas outside city limits, or from Indian River County Utilities. Some lots still run on a private well and septic system, with its own permit and inspection. We find out early, so it's in your budget from the start.
On the island side of the lagoon, wind, flood and coastal rules weigh more. Building seaward of Florida's Coastal Construction Control Line needs its own state permit, so we check your lot's position before your plans are final.
Many Vero Beach homes sit in gated or club communities with design rules, and many older neighborhoods have no HOA at all. Without one, you build to city or county rules only. In an HOA community, your design also needs the HOA's architectural approval, so we prepare that submittal and follow it until approval, before construction starts.

At real cost there's no single sticker price. Your number comes from your lot, your plans, your finishes and the market when materials are bought. This is how a single-story budget usually splits, and what tends to move it in the Vero Beach area.
Your general contractor gives you an approximate budget per trade, based on experience and the market. Each trade's final cost is set when it's quoted and bought.
What stays fixed: our fee, known from your first call and paid in 4 milestones. Your 5–10% contingency stays with you, not with us.

Costs, timing or building from abroad? See all questions →Yes. We build single-story homes anywhere in the City of Vero Beach and in the Vero Beach area of unincorporated Indian River County, including Vero Beach South, Florida Ridge, Gifford, the West Vero Corridor and South Beach, whatever the neighborhood or location of your lot. The process and the team are the same; what changes is which rules apply to your lot and which utilities it uses. We also build in the other six cities we serve, from Jupiter to Melbourne.
The City of Vero Beach shares its building department with the county, so the Indian River County Building Division issues the permit both inside city limits and in unincorporated areas. Inside the city, the City of Vero Beach Planning and Development Department also reviews zoning and the site plan before the permit is issued. Once your contract is signed and your plans are ready, we confirm the jurisdiction, prepare the package, submit it for you and follow it until approval.
Not in the usual sense. A custom home builder sells you a finished home at one price, with its margin inside. We work as your construction manager: the home is built on your lot with your plans, our general contractors run the site with vetted subcontractors, and you pay real cost plus our one fixed fee, with every quote and bill in your investor portal. You get a home designed for you, without paying a builder's margin on every trade.
It depends on the lot. Inside the city and in some areas outside it, water and sewer come from the City of Vero Beach utility; in other parts of the county, from Indian River County Utilities. Some lots still need a private well and septic system. Since 2026, Florida law lets the building permit move forward once the septic permit has been applied for, but the septic system still needs its own permit and inspection. We check it right after the contract is signed, so it's in your budget from the start.
Yes. On a lot by the Indian River Lagoon or a canal, the flood zone and the required floor elevation matter even more, and they shape the foundation and the fill. On the ocean side of the barrier island, building seaward of Florida's Coastal Construction Control Line also needs a state permit from the Florida Department of Environmental Protection. We check it all right after the contract is signed. Work on the water itself, like a dock or a seawall, is a separate project with its own permits.
