About Smart Builds
We build for investors, not for the margin.
Smart Builds is a construction management company and owner's representative for real estate investors who build single-story homes from Jupiter to Melbourne, FL. We run your build at real cost, materials and labor plus one fixed fee, with general contractors on site and a digital process you can follow from anywhere, or in person whenever you like.
Why Smart Builds exists
In 2023 I joined a new-home builder in Florida as an estimator and scheduler. My job was to price homes line by line: every material, every trade, and the builder's margin on top.
Then I ran the numbers for a home of my own. With the margin included, a new house was out of reach. Without it, the numbers worked.
The problem wasn't the house. It was the markup.
That's when it clicked. I knew how a home is built, who builds each part and what each part really costs. A construction manager could hire and coordinate those subcontractors directly, at real cost, and keep the margin in the owner's pocket.
I also remembered something I learned studying entrepreneurship: the best way to reach your own goals is to help other people reach theirs first. So before building my own home, I decided to help as many investors as I can build theirs at real cost, with the quality and the transparency I would want for myself.
That's Smart Builds.

Our purpose
A new home shouldn't cost extra just because "that's how the market works." Here is what we're here to do, and where we're going.
We connect reliable contractors with investors through an efficient system that speeds up the construction process and reduces costs by approximately 20–30%.
An estimated range that depends on the market and your finishes, not a promise.
We help real estate investors build new single-story homes at real cost, materials and labor, by connecting them with reliable subcontractors (slab, block, roof, electrical, insulation and more) and managing the whole project with clear communication and quality control.
Our goal for the next five years: help 50 investors and families from Jupiter to Melbourne build new single-story homes for far less than the usual market price, as a solid team of construction and real estate professionals.
We want middle-class investors in Southeast Florida to turn their plans into real assets: homes that build equity and rental income, without hidden markups or detours.
How we work
Values are easy to write. These are the ones we hold ourselves to, and what each one means for your home.
We do what we say we'll do.
Clear plans and realistic commitments. Our target is about 7 months of construction once permits are approved, with a buffer already built in for weather, hurricane season and material or trade delays. Permit timing depends on each city or county, and we tell you that up front.
Building at cost doesn't mean building halfway.
A Certified General Contractor runs quality control and quality assurance on every phase, from subcontractor selection to final walkthrough. Each subcontractor's work is inspected and approved before it gets paid.
No fine print. Ever.
You see every quote and every bill, follow progress in your investor portal from your computer or phone, and watch your site on live cameras. At closing you get a financial report (actual vs. projected) and the timeline of your build.
We move fast, and in order.
We charge one fixed fee, not a margin on your build, so finishing on time is in our interest too. We coordinate the trades and clear roadblocks, because the sooner you get the keys, the sooner you can rent, sell or move in.
The team behind your build
Three people, clear roles. One person answers for everything you see as the owner; two general contractors answer for everything that happens on site. All three of us speak English and Spanish. Here is who we are and what we've done.
Construction Manager

In Florida he has worked on three sides of residential construction: as an estimator and scheduler for a new-home builder, pricing every material and trade; as a construction manager for a residential builder, coordinating trades, permits and site supervision; and as an inspector for a civil engineering firm.
General Contractor · Quality Control & Assurance
