Why Port St. Lucie
Port St. Lucie is the largest city on Florida's Treasure Coast, right between Fort Pierce and Stuart, and one of the fastest-growing large cities in the country. More people moving in means more people looking for a home to rent, buy or live in.
Growth figures: U.S. Census Bureau, Vintage 2025 population estimates (July 2020 to July 2025), as analyzed by MIAMI REALTORS® (May 2026). Past growth doesn't guarantee future results, and this isn't investment advice.
Home builders vs. construction management
Most new construction in Port St. Lucie is sold by home builders at one price, with their margin built into every material and every trade. With construction management, the project is yours: we plan, hire and supervise vetted subcontractors for you, at real cost.
What about savings? We estimate that building at cost can save around 20–30% versus a builder price, even after our fee. It's a range, not a promise: the market and the finishes you choose set the final number. Our fixed fee is the one number you'll know from your first call.
Building in Port St. Lucie
Every lot in Port St. Lucie has its own conditions. Once your contract is signed, we review your lot from the construction side and handle the steps that shape your schedule and your budget.
We confirm setbacks, easements and the footprint for a single-story home, and adapt the plan to your lot before it goes to permit.
Some Port St. Lucie lots connect to city utilities; others need a well and a septic system, with their own permits and costs. We find out early, so it's in your budget from the start.
We check your lot's flood zone and the floor elevation it requires, because both shape the foundation and the fill your build needs.
In a community with an HOA, your home's design needs the HOA's architectural approval as well as the building permit, and both come before construction starts. Each HOA sets its own design rules and review time. We prepare your submittal to its rules and follow it until approval.
Lots inside city limits are permitted by the City of Port St. Lucie; outside them, by St. Lucie County. We prepare and submit your package and follow it closely. Review times are set by the jurisdiction, and we work to keep them as short as possible.
Your home is built to the Florida Building Code, with block walls and a roof designed for hurricane winds, inspected by the building department at each stage and by our own quality control.

At real cost there's no single price: it depends on your lot, your plans, your finishes and the market when materials are bought. Here's how a single-story budget usually splits, and what moves it in Port St. Lucie.
Your general contractor gives you an approximate budget per trade, based on experience and the market. The final cost of each trade is set when it's quoted and bought.
What stays fixed: our fee, known from your first call and paid in 4 milestones. Your 5–10% contingency stays with you, not with us.

Your home is finished, inspected and yours, with everything documented.
About 7 months after permits: that's our target for a single-story home. It's a goal, not a promise, and our fixed fee means finishing on time is how we win.

Costs, timing or building from abroad? See all questions →Yes. We build single-story homes anywhere in Port St. Lucie, whatever the neighborhood or location of your lot: in the east, along US-1 and the St. Lucie River, or in the west, in areas like St. Lucie West and Tradition. We also build in the other six cities we serve, from Jupiter to Melbourne. If your lot is outside city limits, in unincorporated St. Lucie County, we work with the county instead of the city.
Inside city limits, the City of Port St. Lucie; in unincorporated areas, St. Lucie County. Once your contract is signed and your plans are ready, we prepare the package, submit it for you and follow it until approval. Review times depend on the jurisdiction, so we never promise a date, but we work to keep them as short as possible.
There's no fixed number, and neither the city nor the county publishes average review times. What Florida law sets is the clock (Florida Statutes, section 553.792): for a single-family home under 7,500 square feet, the building department has 30 business days after receiving a complete application to approve or deny it. If something is missing, it must say so within 5 business days. If it asks for corrections, they're due within 10 business days, and the department has 10 business days to review them. Each round of corrections, the HOA's approval and other permits, like a septic permit, add time, so we never promise a date. We prepare a complete package and answer every comment quickly to keep it as short as possible.
You can still build. Your home will need a well and a septic system, which come with their own permits and costs. We check what your lot has right after the contract is signed, so your budget reflects it from the start.
Yes, a lot. Many communities in Port St. Lucie have an HOA with its own architectural rules for new homes: exterior, colors, roof, size and more. Its approval is added to the building permit, and both are needed before construction starts, so the HOA's review time adds to your schedule. A design that doesn't follow the rules can be sent back for changes. If you're still choosing a lot, ask your realtor for the HOA's architectural guidelines before you buy. Once your contract is signed, we prepare your submittal to those rules and follow it until approval.
