For contractors · Southeast Florida
Good trades. Clear rules.
We build single-story block homes for real estate investors from Jupiter to Melbourne, and every trade on our homes is done by a contractor we know and have checked. We're looking for subcontractors in every city we serve. If you do quality work and keep your word, here's what we look for, how we work together, and how to register your company.
Before we work together
We only work with trades we know and have checked. Before we ask you for a quote, we review these five things, and once you're on a build, our general contractors work with you from the first quote to the final inspection.
Roofing, plumbing, electrical, air conditioning and other regulated trades need a Florida license. We verify yours with the state's licensing department (DBPR) before we assign you any work.
We ask every contractor for current workers' compensation coverage or a valid exemption certificate, plus general liability insurance, including trades that don't need a state license, like tile or cabinets.
Show us photos of your recent jobs and give us references. That's how we see the quality you deliver before your first build with us.
You send a written quote and hold it for at least 30 days. You're paid against your final bill, once we inspect and approve the work.
A Certified General Contractor checks every phase. Your work must meet the Florida Building Code, pass the building department's inspections and follow the schedule.
A clear scope, changes approved in writing, a general contractor on site to answer your questions, and payment against your final bill once the work is approved.
How we work together
These are the rules we share with every trade before they start, so you know exactly what to expect from day one.
For contractors
We build single-story block homes for investors from Jupiter to Melbourne, and we're building our own network of trusted trades in every city we serve. If you're looking for construction subcontractor jobs on new homes, this is where to start. If you do quality work and keep your word, we want to hear from you.
Registering doesn't guarantee work. It puts you in our network, so we can call you when a project fits.
It takes about 3 minutes. Have up to 6 photos of your recent work ready (JPG, PNG or WebP).
Contractor questions
Straight answers about licenses, insurance and payment.
Only if your trade requires one. Roofing, plumbing, electrical, air conditioning and other regulated trades need a Florida license, and we verify it with the DBPR. Trades like tile, cabinets or trim carpentry don't need a state license, but if the job includes plumbing or electrical work, that part must be done by a licensed contractor.
Every contractor needs current workers' compensation coverage or a valid exemption certificate from the State of Florida, plus general liability insurance. We ask for the certificates before any work is assigned, and they must stay current while you work with us.
You send a written quote for your scope and hold it for at least 30 days. When you finish, you send your final bill, and it's paid once we inspect and approve the work. Any extra work must be quoted and approved in writing before it's done.
We build in seven cities in Southeast Florida: Jupiter, Stuart, Port St. Lucie, Fort Pierce, Vero Beach, Melbourne and Palm Bay. When you register, tell us which of them you can cover.
No. Registering puts you in our network. When there's a build in your area that fits your trade, we contact you and ask for a quote.
